Position Summary
The Assistant General Manager supports the General Manager in overseeing the daily operations, financial performance, resident experience, and administrative functions of The Travis.
This position plays a key leadership role in maintaining operational standards, supporting the onsite team, and delivering personalized service consistent with a premier luxury high-rise community. The ideal candidate combines strong financial and operational knowledge with exceptional communication, attention to detail, and a hospitality-focused approach.
Key Responsibilities
Community Operations & Leadership
- Support the General Manager in overseeing daily community operations
- Assist with implementing policies, procedures, and service standards
- Provide guidance, training, and support to the onsite team
- Assume responsibility for community operations in the General Manager’s absence
- Conduct regular inspections of apartment homes, amenities, common areas, and leasing spaces
- Coordinate with maintenance, leasing, concierge, housekeeping, and vendor teams to address operational priorities
- Monitor vendor performance and support property projects and improvements
- Participate in manager-on-duty and emergency response responsibilities as needed
- Maintain a professional, organized, and service-oriented office environment
Financial Management & Reporting
- Support rent collection, account reconciliation, invoice processing, and resident account management
- Review resident ledgers and address outstanding balances, returned payments, late fees, and account discrepancies
- Manage delinquency efforts professionally and in compliance with applicable requirements
- Prepare resident notices, payment reminders, and related account correspondence
- Assist with monthly reporting, financial closeout, accruals, variance research, and reconciliations
- Review invoices for accuracy, documentation, coding, and approval
- Assist with budgeting, forecasting, expense management, and cost-control initiatives
- Prepare weekly and monthly reports related to occupancy, leasing, renewals, collections, delinquency, and property performance
- Support ownership reporting and identify opportunities to improve revenue or control expenses
Resident Experience & Retention
- Build strong resident relationships through responsive, personalized, and professional service
- Maintain a polished appearance and professional demeanor that reflects the standards of a premier luxury high-rise
- Create a sense of distinction while maintaining a warm, approachable, and welcoming community environment
- Address resident concerns promptly and follow through to resolution
- Handle sensitive matters with professionalism, discretion, and sound judgment
- Support resident retention, renewal outreach, and engagement strategies
- Coordinate with onsite teams to ensure resident requests are completed within established standards
- Assist with resident events, lifestyle programming, and community engagement initiatives
- Monitor resident feedback and recurring concerns to identify opportunities for improvement
- Support concierge and hospitality-focused services that elevate the resident experience
Leasing, Marketing & Revenue
- Support the leasing team in achieving occupancy, revenue, and lease-up goals
- Maintain knowledge of pricing, availability, concessions, lease terms, and competitive market conditions
- Review applications, screening results, lease documents, renewals, transfers, and move-in files for accuracy
- Conduct apartment and community tours as needed
- Monitor leasing traffic, follow-up practices, application progress, and conversion activity
- Support leasing, outreach, marketing, and resident referral initiatives
- Assist with renewal strategies and monitor upcoming lease expirations
- Ensure online listings, marketing materials, and community information remain accurate
- Stay informed of competitor pricing, concessions, occupancy, and market activity
Move-In & Move-Out Management
- Coordinate move-in and move-out procedures to provide an organized and seamless experience
- Confirm required lease documents, payments, insurance, utilities, and supporting information are complete
- Conduct or coordinate pre-move-in inspections to ensure apartment homes meet quality standards
- Communicate move-in details and coordinate with leasing, maintenance, concierge, and other onsite teams
- Inspect apartment homes after move-out and document damages, repairs, and applicable charges
- Assist with preparing accurate final account statements within required timelines
- Monitor make-ready progress and communicate apartment readiness priorities
Compliance & Administration
- Maintain accurate resident, leasing, financial, vendor, and operational records
- Protect confidential resident, employee, and company information
- Ensure compliance with Fair Housing laws, landlord-tenant requirements, privacy laws, lease provisions, and company policies
- Monitor resident files for required documentation, signatures, insurance coverage, and compliance items
- Assist with legal notices, eviction documentation, and communication with attorneys or collection agencies when necessary
- Support internal audits, ownership visits, property inspections, and compliance reviews
- Maintain proficiency in property management, accounting, leasing, and resident communication systems
- Complete additional duties and special projects as assigned by the General Manager
Qualifications
- 3–5+ years of experience in multifamily property management, preferably within a luxury, high-rise, or Class A community
- Previous experience as an Assistant Community Manager, Assistant General Manager, Property Manager, or similar onsite leadership role preferred
- Strong understanding of property operations, leasing, collections, resident relations, and financial administration
- Experience with delinquency, resident accounts, invoices, renewals, move-ins, move-outs, and lease documentation
- Working knowledge of Fair Housing laws, landlord-tenant requirements, and multifamily housing regulations
- Experience with RealPage OneSite property management platform preferred
- Proficiency with Microsoft Office, including Outlook, Excel, and Word
- High school diploma or equivalent required
- Associate’s or bachelor’s degree in business, hospitality, property management, or a related field preferred
- CAM, NALP, CAPS, or other industry certification preferred
- Valid driver’s license required

Physical Requirements
- Ability to regularly walk and inspect apartment homes, amenity areas, parking areas, and all other areas of a high-rise community
- Ability to stand, sit, bend, climb stairs, and move throughout the property for extended periods
- Ability to lift and carry up to 25 lbs independently
- Comfortable working indoors and outdoors in varying weather conditions
- Ability to use a computer, telephone, and standard office equipment for extended periods
